App already running

I was wondering if anybody can help me.. Ive brought fm2014 disk and installed just as i have previous years, But after all installation has been complete and code has been entered as i click to play the game i get my circle next to the mouse asif the game
is about to load and then nothing happens.. I then click again and it says 'app already running' This is so frustrating and any advice would be greatly appreciated

Click 'Run as Admin' on your Steam account and then run the game from there.

also try ending the process on task manager before trying to open it again?
