Buying via Steam

Ok so I am probably going to buy FM 2012 but I was just wondering if I buy it via Steam does it just automatically download it or do I have to get a game disc sent through the mail?

either way is good. i personally like to have a record (i have fm9, fm10, and fm11 shelved and new to the collection is fm12 ;P), so i have the disk version, but said that the game (onlive download or disc) must be activated via steam in-order to play.

I haven't bought a physical copy of a PC game for like 4 years now. Steam is wonderful.
