You have to download the editor seperately via Steam.

Open Steam then follow these links:

>All Games
>Tools
>FM 2012 Editor
>Install

What about offline?

I cant download the editor if I play in offline mode because the stupid steam thing says cannot install because your are in offline mode (and yes I am connected to the internet).

Go online, download the editor, then go back offline. Then you can use the editor whenever you want
