Right for now I have my brothers MAC, and I want to download FM 13 until my laptop comes back from repair on Tuesday. I'm buying and activation code from a reliable third-party website. Will I be able to download the game on the MAC then my laptop, or can I only download MAC version, I'm a little confused as to how this works. Because I know on steam you can install the game on to any PC, but does this work if I buy a third-party activation code?

The code is simply a steam code.
Once the game is associated to your steam account, you can install steam and download the game to as many systems as you want, doesn't matter as they are MAC/Windows.
The only restriction is that may only play the game on one system at a time.
