Getting FM12 patches as rar/zip

Is it possible to get the latest FM12 patch in rar/zip format? Or just an exe file. I don't have internet at home so I didn't install using Steam and can't update using it either. I've crawled google all day and I've found nada.

Pretty dumb that I have to go to such lengths to update a game.
